About Kenwood Oaks

Kenwood Oaks is the only subdivision in West Springfield close to metro transportation where all homes have attached double garages.  In addition, many homes have walk-out finished basements and many have large foyers, covered porches, large living rooms, formal dining rooms, and wood decks or stone patios.  There are four distinct models: Quarrystone (Split Level Colonial), Townley (Two Story Colonial), Madison (Step-down Colonial), and Ridgewell (Two Story Colonial).  Many homes also are rear facing to park land, have numerous old-growth trees, and various small wild animals can often be seen in residents’ back yards.  Current real estate values of homes in this neighborhood range from $550,000 to $700,000+. 

KONA

Our active Kenwood Oaks Neighborhood Association (KONA) looks out for and represents the interests of all subdivision residents.  KONA sponsors this website and publishes a bimonthly electronic newsletter. Two special annual events, both held in the fall, include a KONA neighborhood picnic where new and old neighbors gather for a fine social occasion (83 attended the 2007 event) and a fall neighborhood cleanup day to sweep up and bag the fall leaves, branches, and other debris along the neighborhood sidewalks, curbs, gutters, and streets.

Kenwood Oaks Model Home Names

Kenwood Oaks 1979The homes originally built by the Ward Corporation Project in the Kenwood Oaks subdivision back in the early 1980’s listed the model names for homes as the Quarrystone, Townley, Madison, and Ridgewell. However, current Fairfax County real estate records as of February 2nd, 2008, referring to individual properties in the Kenwood Oaks subdivision, now list different model names for homes in Kenwood Oaks, e.g., Quebec, Thomasville, Marlborough, and Ralston. We are not sure why or exactly when the name change occurred.

For example, the home at 8322 Kenwood Avenue, which was sold to the first buyer as a Madison model in 1982, is now listed as a Marlborough model in the current Fairfax County records. Attached are the original floor plans of the four types of home models and the marketing descriptions of each home model type. Below are the original model home names and their current model names.

Accomplishments

KONA Accomplishments: As you paid your annual $10.00 KONA membership dues you might be wondering, "What has KONA done for me lately?" Over the last more than twenty-five years KONA has achieved some rather significant neighborhood changing accomplishments, especially in the beginning. Among them are the following:

  • In the original street plan for Kenwood Oaks, there was an entrance to Kenwood Oaks from where Millwood Estates is now located east of Lot 89 (the Wojanis home). KONA successfully blocked establishment of an entrance to Kenwood Oaks from Millwood for automobiles and trucks and eliminated a pedestrian trail between the two housing developments.
  • KONA also negotiated and obtained a 50-foot buffer zone with trees and brush on Millwood property between townhouse buildings and Kenwood Oaks property lines. KONA also negotiated and obtained barrier rail fences along Kenwood Avenue, which prohibit easy access to Kenwood Oaks from Kenwood and Millwood townhouse developments. This buffer zone prevented townhouses from being built essentially next to our homes.
  • KONA negotiated the reorientation of the configuration of Kenwood townhouses so that there is a wooded area along Kenwood Avenue with adequate separation between the townhouses and Kenwood Avenue. Imagine townhouses facing Kenwood Avenue and vehicles and boats being parked there.
  • KONA served as a liaison with Fairfax County and the Virginia Dept. of Transportation (VDOT) for replacing damaged neighborhood sidewalks and for resurfacing blacktop on our streets.
  • More recently, KONA influenced the Kenwood Townes Homeowners Association to install a water drainage ditch and stone enhancement to prevent ice and snow spill over on to Kenwood Avenue near our entrance to Rolling Road.
  • KONA is still working with Fairfax County and the Virginia Dept. of Transportation (VDOT) to ensure the exit from Kenwood Oaks allows a left-hand turn onto Rolling Road when the road is widened to four lanes in a planned construction initiative in 2012.
  • Established liaison channels with Koger Management Group for Kenwood Townes and with Cardinal Management Group for Millwood estates to resolve problems of maintenance in buffer zones. Hopefully, you have noticed that the wood-rail fencing along Kenwood Oaks has been repeatedly repaired and the grounds along the fence line are being fairly well maintained.
  • Published and distributed the KONA Community Guidelines
  • Sponsored KONA neighborhood family-style picnics in the fall.
  • Sponsored Fall Neighborhood Cleanup Days.
  • Published the annual KONA Membership Directory.
  • And, kept you informed via bi-monthly KONA newsletters.
